Westchester County roofing

Repair-first roofing, from a crew that actually gets on the roof

Most roofers who knock on doors in this county are set up to sell replacements. We're set up to diagnose problems — because a forty-year-old slate roof in Bronxville, a 1950s ranch in Yorktown and a new-build shingle roof in Rye all fail differently, and only one of those failures usually means a new roof.

A roof leak in Westchester rarely announces itself where it started. Water enters at a chimney flashing in Scarsdale and shows up as a stain eighteen feet away on a ceiling in the dining room. It runs along a rafter, soaks a section of decking and only then finds a seam in the drywall. A contractor who climbs up looking for a missing shingle finds nothing, sells you a patch, and the stain returns with the next nor'easter.

Our process starts differently. We inspect the roof surface, the penetrations, the valleys and the attic side, photograph what's failing, and trace the water path back to its entry point. Then we tell you what it takes to stop it — and whether the rest of the roof is worth keeping.

That matters here more than almost anywhere. Westchester's housing stock includes Victorian slate, Tudor cedar, mid-century low-slope additions and thousands of asphalt roofs from the 1980s through the 2000s. Each has its own failure mode. Ice dams build at unventilated eaves, freeze-thaw cycles open flashing seams, and a single winter storm can lift a ridge or tear a valley wide open. Repairs built for that reality hold. Repairs built for a milder climate don't.

  • We get on the roof — no diagnosis from the driveway
  • Photos of the actual failure, so you can see what we see
  • A written, fixed price before work starts
  • Repair recommended whenever a repair is the durable answer

"If we can't show you the failure, we don't expect you to pay for the fix."

Our standard on every repair

Why homeowners choose us

The difference is in what we refuse to do

Plenty of roofers in Westchester do good work. What separates a good experience from a bad one is what a company says no to. Here's our list.

01

We repair before we recommend replacing

Most of the roofs we're called to don't need a tear-off. If a repair buys you another eight to twelve years, we'll say so in writing — and show you the alternative if it truly makes more sense.

02

Photo-documented inspections

You get the same images we work from: the failed flashing, the saturated deck, the cracked tile. No vague diagnosis delivered from the driveway.

03

Old-house fluency

Slate, cedar, copper, plaster-era framing and 1920s venting. Westchester's housing stock isn't standard, and repairs have to respect how these roofs were built.

04

A job site you'd let family walk through

Tarps over landscaping, plywood on the deck, daily cleanup and a magnet sweep at the end. Your gutters and garden beds leave in the same shape they arrived.

Materials we know

Every roof type in the county, repaired properly

A slate roof, a cedar roof and a 1980s shingle roof fail in completely different ways. We work on all of them — and we keep the details that make older Westchester roofs worth saving.

Asphalt Shingle

The county's most common roof. We repair wind-lifted and creased shingles, replace blown-off sections color-matched to your existing field, and replace full roofs with architectural shingles rated for our freeze-thaw cycles.

Natural Slate

Slate fails at the flashing and fasteners long before the stone does. We replace broken courses, re-flash valleys and chimneys, and source salvaged Pennsylvania and Vermont slate to match.

Flat & Low-Slope

Porch roofs, additions and garages leak at seams and penetrations. We weld TPO, glue EPDM and torch modified bitumen, then correct the drainage that caused the problem.

Cedar Shake

Cedar needs air and slope. We replace split and cupped shakes, rebuild valleys, restore ventilation and treat for the moss and rot that Westchester's shaded lots invite.

Standing-Seam Metal

Metal roofs are repaired, not replaced, when the panels are sound. We re-secure fasteners, replace pan sections, and re-seal penetrations and gable trim.

Concrete & Clay Tile

Heavy tile roofs hide underlayment failures. We lift and reset tiles, replace cracked units, and renew the underlayment beneath without disturbing the field.

How a repair works

Five steps, no surprises

The work is only half of a roofing job. The other half is knowing when someone will show up, what they'll do, and what it will cost. Here is exactly how we run every repair, from a single chimney flash to a full tear-off.

"If we can't show you the failure, we don't expect you to pay for the fix."

Our repair standard

  1. 01

    Book a free roof inspection

Call or send the form and we'll schedule a visit — usually within two business days, and same-day for active leaks.

  2. 02

    Roof-level diagnosis

We get on the roof, photograph the failure, check the attic side where it matters, and rule out the vent, chimney or skylight that often masquerades as a roof leak.

  3. 03

    Written scope, fixed price

One page: what failed, what we'll do, what it costs, how long it takes. No allowances, no surprises after the tear-off starts.

  4. 04

    Protected, weather-tight work

Materials staged, deck protected, and the roof closed watertight by the end of every working day — not left open for a Tuesday storm.

  5. 05

    Water test, cleanup, warranty

We test the repair, sweep the property for nails, walk it with you, and hand over the workmanship warranty in writing.

What homeowners say

Dry ceilings, and no drama

Westchester homeowners call us after the last contractor stopped answering. Here's what they say about the difference.

"Two other roofers told us we needed a full replacement. Westchester Roof Repair found the actual leak at the chimney flashing, fixed it in an afternoon, and we've had a dry ceiling all winter."

Dana R.

Scarsdale, NY · Chimney flashing repair

"They replaced a section of our slate roof with salvaged stone that matches the 1920s original. You cannot tell where the repair starts. The crew swept the driveway twice before leaving."

Michael P.

Bronxville, NY · Slate repair

"A nor'easter took shingles off at 11pm. They were out with tarps before morning and had the insurance photos ready before the adjuster called."

Alicia G.

All roofing FAQs
How much does roof repair cost in Westchester County?

Most targeted repairs fall between a few hundred dollars for a flashing or shingle repair and a few thousand for valley, chimney or flat-roof work that requires opening the roof. Full replacements are priced by square and system. We give a written, fixed price before any work starts, and the inspection itself is free.

Do I actually need a new roof, or will a repair do?

In our experience, most failing roofs in Westchester are failing at one detail: flashing at a chimney, a valley, a skylight or a wall intersection. If the field of shingles or slate is sound, a repair is the better investment. If the deck is saturated or the underlayment has failed across the roof, we'll show you why a replacement is the only durable answer.

How fast can you get out after a storm?

Storm calls get priority. We aim to be on site within 24 hours for active leaks and same-day for open roofs, and we can install emergency tarps to keep water out while the insurance process moves forward.

Will you work with my insurance company?

Yes. We document wind and hail damage with dated photographs, measurements and a written scope formatted for adjusters, and we'll meet your adjuster on site. We don't inflate claims or act as public adjusters — we simply give you a defensible record of what happened.

What causes ice dams on Westchester roofs?

Ice dams are a ventilation and insulation problem that shows up on the roof. Warm attic air melts snow, it refreezes at the cold eave, and water backs up under the shingles. Clearing the ice is temporary; correcting intake and exhaust ventilation and air sealing the ceiling plane is the fix, and we build that into repair and replacement work.
